Independent water and mold repair verification in Las Vegas

You paid a company to dry out a leak or remove mold. Before the walls close up or the final check clears, we come in as the neutral third party and confirm the job was actually finished.

Why a third party

The company that did the work shouldn't be the one who signs it off

When a water damage or mold removal company finishes a job, the only person usually telling you it's done is the company you're paying. Most crews are honest. But wet framing behind fresh drywall, or mold left on a treated stud, doesn't show up until months later, after the warranty conversation gets harder.

We don't dry out homes, remove mold, or rebuild anything. We have no reason to pass a job and no reason to fail one. We measure, sample, and put what we find in writing.

  • Peace of mind before you rebuild. Know the walls are dry before new drywall and paint go on.
  • Leverage with the contractor. Readings and images make a callback a conversation, not an argument.
  • Documentation for your insurer. A neutral report an adjuster can actually use.
  • Proof for a sale or a tenant. Show a buyer or renter the problem was handled, with lab results.

What we verify

Two kinds of jobs, checked the same careful way

Whether you had a leak dried out or a mold problem removed, the question is the same: did the work actually solve it? Here's what we look at for each.

  • After water damage

Was your home actually dried out?

Drying equipment gets pulled when the crew decides the job is done. We check whether they were right before anything gets covered up.

    • Is the original leak fixed, or is new water still getting in?
    • Are drywall, framing, and subfloor back to normal moisture levels?
    • Are there wet spots next to the work area that the equipment missed?
    • Is anything starting to grow on materials that stayed damp too long?
  • After mold removal

    Is the mold actually gone?

Mold removal only lasts if the growth is gone and the moisture that fed it is gone too. We check both.

    • Does a lab swab of the treated surfaces come back clean?
    • Is the moisture that caused the growth still there?
    • Are the walls and ceilings around the work area dry?
    • Is anything left over that would let the mold come back?

The process

How a repair verification works

Most verifications in the Las Vegas area take about one to two hours on site, depending on how much of the home was affected.

  1. Review the job

We go over what happened and what the company says it did, using their drying log, scope, or invoice if you have it.

  2. Thermal scan

A FLIR thermal scan of the work area and the walls, ceilings, and floors around it to find moisture that's still hiding.

  3. Readings and swab

Moisture meter readings compared against dry spots in the same home, plus a surface swab sent to a certified lab.

  4. Written report

Thermal images, readings, and lab results, with a clear finding for each area: looks good, or needs another look.

When to book

When to schedule a repair verification

The best time is right after the crew packs up, while it's still easy to see behind the walls. The sooner something is caught, the easier it is to get the company back to fix it.

  • Before new drywall or flooring goes in. Once it's sealed, what's behind it is much harder to check.
  • Before you make the final payment. Confirm the work is done while you still have leverage.
  • When your insurer wants documentation. An independent report carries more weight than the contractor's own.
  • Before you sell or rent the home. Show the problem was handled, with lab results to back it up.
  • When the smell comes back. A musty odor weeks after the job is a sign something was missed. Read why odors are a warning sign.

Questions

Repair verification questions

Will you tell me if the company did a bad job?

We'll tell you exactly what we find, area by area. If the readings are normal and the swab comes back clean, the report says so. If a wall is still wet or the treated surface still shows mold, the report says that too, with the images and numbers to back it up. We have no relationship with the company either way.

Do you need the paperwork from the company that did the work?

It helps but isn't required. A drying log, scope of work, or invoice tells us which rooms and materials were treated, so we can check those first. If you don't have it, walk us through what happened and we'll work from there.

Can I use the report with my insurer or the contractor?

Yes. The written report includes thermal images, moisture readings, and certified lab results from an inspector with no stake in the job. Homeowners use it with adjusters, to get a contractor to come back, in landlord and tenant disputes, and during a home sale. See also mold testing for insurance claims.

When should the verification happen?

Ideally after the drying equipment or mold cleanup is finished and before new drywall, flooring, or paint goes in. Once the walls are closed, checking what is behind them gets harder. It's still worth doing after rebuild if a smell, stain, or soft spot comes back.

Do you fix anything you find?

No. We only test and report. That's what makes the result trustworthy: we don't earn anything from failing a job, and we don't sell the fix if something comes back wrong.
